Start from what it smells like

Why odor treatments stop working

Almost every odor treatment that fails failed for the same reason: the source was still there. Ozone, hydroxyl and thermal fogging all work, and all of them work on what is left behind after the source is gone. Applied to a building that still contains the thing producing the smell, they buy a few weeks and the problem returns unchanged.

The second reason is depth. Pet urine goes through carpet into the pad and then into the subfloor, and it is the subfloor that holds it — which is why a carpet clean smells fine for a two weeks and then does not. Nicotine soaks into drywall and bleeds back through fresh paint. Cooking grease films every surface in rooms well beyond the kitchen. In each case the treatment has to reach the depth the smell reached.

The third is that a good share of odor calls are not odor jobs at all. A sewer smell is usually a dry trap or a failed wax seal, which is a plumbing fix. A musty smell is a moisture problem, and if there is growth behind it, that is remediation. We would rather say that on the phone than sell you a treatment that was never going to work.
